Building Information Modeling (BIM) serves as a digital portrayal capturing both the physical and functional attributes of a structure. It facilitates informed decision-making across the entire lifespan of a facility, spanning from inception to demolition.
At its core, BIM fosters collaboration among diverse stakeholders throughout various stages of a facility's lifecycle, enabling the seamless exchange, updating, and modification of data to align with each stakeholder's role.
In practice, BIM embodies multiple facets depending on one's viewpoint:
For projects, BIM streamlines information management, ensuring pertinent data is accessible to all involved parties precisely when needed.
To project participants, BIM embodies an interoperable framework for project delivery, delineating how individual teams operate and collaborate to conceptualize, design, construct, and manage a facility.
For design teams, BIM embodies integrated design principles, harnessing technology to enhance creativity, foster feedback loops, and empower collaborative efforts.
The list of subcontractors already using BIM is growing every day, but most are utilizing BIM partially. The list of partial BIM applications seems almost endless. For those who are just starting, the following list presents some of the most common applications of BIM:
Those who use BIM will almost universally tell you that the number of new benefits they continue to discover seems endless. Here are a few:
Keep in mind that each firm doesn’t need each of these software types:
Interest in BIM has produced several new concepts which often originate from the USA. The most frequently used include:
LOD: Level of Development
This describes the various development levels of a project, from LOD100 to LOD500 (there is a link with the level of detail originally from the world of gaming). The higher the LOD, the more details there are.
LOI: "Level of Information." It defines the level of detail and accuracy of information required for each element or component of a building model at various stages of a project.
