Client request: Client requested the creation of an accurate BIM model of an existing multi-family residential building for documentation and renovation purposes. The model had to capture the architectural and structural features of the historical facades with a high level of detail, while the interior was to be modeled with a simplified but precise representation suitable for design coordination and planning.
Scope of work: Our team developed a comprehensive BIM model of the building in Autodesk Revit based on laser scan data and existing reference materials.
The model was created with different Levels of Development:
LOD 350 for facades to accurately represent architectural details, decorative elements, and openings.
LOD 200 for interior spaces to define the general structure and spatial organization.
The modeling process included:
Classification and separation of wall types by material (brick, concrete, timber).
Modeling of concrete and wooden staircases.
Accurate representation of wooden and plastic windows.
Creation of wooden roof structural elements with 3D visualization.
Accurate reproduction of facades and decorative elements.
Preparation of a drawing set including floor plans, sections, elevations, and 3D views.
Input data: Point cloud of the building, 360 viewer, as well as photos and video for accuracy.
Deliverables: 3D model in (RVT and IFC) LOD 300 and a drawing package in (DWG and PDF) format, which includes floor plans, sections, and elevations.
